01 The project

A distribution hub built to a fixed opening date

The client needed a distribution facility operating before their peak season, on a lot that had never been developed. The building had to accommodate selective pallet racking eight levels high, twelve dock positions, and a slab flat enough for narrow-aisle equipment.

We were engaged under a design-and-build contract, which let structural steel fabrication start while the architectural package was still being finalised. Site development began as soon as the permit was released, so earthworks and steel fabrication ran in parallel rather than in sequence.

The facility was handed over with racking installed and tested, ahead of the client's stock transfer window.

03 Challenge

Wet-season earthworks on a lot with poor natural drainage, combined with a fixed operational date that could not move. Any delay to the slab would push racking installation past the client's stock transfer.

04 Our solution

Permanent storm drainage was built first and used during construction, which kept the platform workable through the rains. Steel fabrication was released early against approved shop drawings, and the slab was poured in bays so racking could start in completed sections.

05 Outcome

The building was completed within the eleven-month programme and turned over with racking tested. Floor flatness was verified against the specification before handover, and the drainage installed for construction stayed as the permanent system.
